Our team has a deep understanding of Cayman building regulations and by-laws and brings extensive experience from both the private and public sectors in the Cayman Islands, the United States and Canada.

This close collaboration allows us to navigate approvals, permits and inspections quickly and efficiently—turning what is often a slow, complicated process into a smooth, predictable experience for our clients. All of our buildings are engineered specifically for the extreme tropical climate of the Cayman Islands. Every structure is Category 5 hurricane-rated and designed with a true rain-screen principle and high performance vapor barrier to manage moisture and evacuate water properly. By aligning the thermal envelope so that the dew point sits outside the building shell, we
minimize the risk of condensation and mold. (Unfortunately, many Caribbean structures lack these measures, resulting in mold and “sick building syndrome.”) We also place special emphasis on mechanical system design, applying the latest North American fresh-air standards even though the Cayman Islands still reference IBC 2009, which does not require fresh air intake. This ensures healthier indoor environments for our clients. Choosing us is also a smart financial decision. By building instead of buying, you pay stamp duty only on the land, not on a completed property—representing a saving of 7.5% of the purchase price. Current market dynamics show that designing and constructing your own home can deliver substantial savings compared with
purchasing an existing property.
