We are a locally controlled Caymanian company backed by one of the most talented groups of engineers on the Islands. Our team has a deep understanding of Cayman building regulations and by-laws and brings extensive experience from both the private and public sectors in the Cayman Islands, the United States and Canada.
Led by Jacob and Seymore, we work closely with the Cayman Islands Planning Department & Building Control to ensure a
seamless process from project approval and building permits through to completion – all delivered in a timely and efficient manner.
If you’re thinking about building in the Cayman Islands, you’ve come to the right place. Jacob & Seymour can save you time, money, and stress — and help you make one of the smartest investments in Cayman real estate.
Right now, demand for high-quality finished properties far outstrips supply. Unfortunately, many existing buildings lack proper envelopes to withstand hurricanes and moisture. The result? Hidden mold in walls and ducts — often called “sick building syndrome.” We do things differently.
At Jacob & Seymour, we provide a true turnkey solution. From architectural design to construction drawings, permitting, and approvals, our in-house team handles every stage with precision and efficiency. We know how to navigate the Cayman Planning approval process smoothly.
Whether you want a core concrete structure or an advanced steel system, we deliver homes and buildings that are stronger, faster, and built to last.

We offer complete turnkey design-build services. From initial architectural concepts, market studies and financial forecasting to obtaining approvals from the Cayman Islands Planning Board and securing construction permits, our in-house professionals handle every step. Our team produces architectural,
mechanical, plumbing, electrical and structural drawings in-house, allowing us to deliver true value engineering and exceptionally fast turnaround times. By
managing the entire process with government agencies directly, we ensure
your project moves forward without disruption and with the highest standards of quality and compliance.
We work hand-in-hand with local industry partners and, most importantly, with government authorities. This close collaboration allows us to navigate approvals, permits and inspections quickly and efficiently—turning what is often a slow, complicated process into a smooth, predictable experience for our clients. All of our buildings are engineered specifically for the extreme tropical climate of the Cayman Islands. Every structure is Category 5 hurricane-rated and designed with a true rain-screen principle and high performance vapor barrier to manage moisture and evacuate water properly. By aligning the thermal envelope so that the dew point sits outside the building shell, we
minimize the risk of condensation and mold. (Unfortunately, many Caribbean structures lack these measures, resulting in mold and “sick building syndrome.”) We also place special emphasis on mechanical system design, applying the latest North American fresh-air standards even though the Cayman Islands still reference IBC 2009, which does not require fresh air intake. This ensures healthier indoor environments for our clients. Choosing us is also a smart financial decision. By building instead of buying, you pay stamp duty only on the land, not on a completed property—representing a saving of 7.5% of the purchase price. Current market dynamics show that designing and constructing your own home can deliver substantial savings compared with
purchasing an existing property.
Every structure is engineered for strength, safety, and longevity.
Decades of local expertise streamline permitting and approvals.
Smart design and durable materials protect your investment for generations.
Hurricane-rated, moisture-resistant systems ensure healthier, safer spaces.
